Set in the countryside of Dordogne, 20 mn North of Perigueux, in the Perigord Blanc and just a short distance from a large village renowned for its Truffles, is the chateau which dates back to 1830 set in 45 hectares of land with a small gite, a visitor centre and a modern agricultural barn to store the necessary equipment for looking after the land.
The property was bough to open the gardens up to the public, the owners dream, but unfortunately health has played its game, and the owner can no longer take care of the upkeep, but for the right person this could be a phoenix rising from its flames, but there is no obligation to do so.
The Chateau was built in just 4 years starting in 1830, the present owner has upkept the ground floor, but the first floor is pretty well untouched since the 1960's.
On the ground floor you have a spacious entrance hall leading to a large central corridor; then along the south facing side you have 3 adjoining reception rooms with parquet floors, 4,5 m high ceilings and French doors out on to the terrasse. There is also a large two room study, a washroom with shower, kitchen sink and toilet, a sanitary block with two toilets, a kitchen and two storerooms.
The chateau has a particularity, in the sense that it has a flat carpentry structure in the loft, and as such was impossible to house the servants up there, thus a half floor was built at either end of the chateau to provide a few rooms to house the staff.
Then above this on the ?real' second floor where you will find 9 bedrooms and 9 washrooms, most of which are ensuites. Although if it was me, I would take out some partition walls and make it 3 spacious ensuite bedrooms to the front and then 4 smaller ones to the rear. Hidden at the end of the corridor is the old servant's stairs that give access from the first floor all the way to the loft. As mentioned, the loft space is not convertible, even if massive.
Then across the courtyard you will find a lovely stone ?barn' which was used as the visitor centre for the gardens, but could also make a great art studio, hall to rent out, or even convert to a gite. Adjoining this is a small 4-bedroom gite, but this will need revamping. The main part, and one of my favourite parts is the open barns to the rear that form a courtyard set up along with the old animal houses, and this is just crying out to be made special, if you want to put a pool in, then this is the place to put it !!
Last but not least is a 400 m2 agricultural hangar, built in 2015, to house the necessary equipment to look after the 45 acres, the large majority is established natural woodland, but the also the public gardens with over 250 varieties of Roses, and the ornate boxwood designs, there are even some historical bow wood trees cumulating over 12 m high. You also have your own truffle park with 72 oaks.
In my opinion, this property is just dying out to be reborn!
